EAST AUSTIN

The Project

An infill lot, three attached homes, capital placed to build it.

3808 Manorwood is a newly built, three-unit shared-wall residence in East Austin — three attached homes, each with three bedrooms and three and a half bathrooms. Inabnet placed the construction financing for this project.

This was not a general contracting or construction management assignment. Inabnet worked the capital side, structuring and placing the construction financing the developer needed to carry the roughly $1.75 million to $2 million ground-up build through completion — nine bedrooms and ten and a half bathrooms across three attached units on one Austin lot.

For Inabnet, it is a look at the kind of ground-up infill work happening across East Austin right now — and the financing relationships that help projects like it get built.

    The Opportunity

East Austin infill, built to scale

East Austin is a tight infill submarket — small lots, strong demand, and a real premium on any site that can support more than one unit. A three-unit, shared-wall build like 3808 Manorwood depends on the right site, a repeatable floor plan, and the right capital coming together.

    • A single infill lot supporting three attached residences
    • Three matching 3-bed / 3.5-bath floor plans built in parallel
    • A construction budget in the $1.75M–$2M range
    • A repeatable, scalable shared-wall product type

    Why It Matters

    Presence across Austin's infill market

Sophisticated infill projects need financing partners who understand the market as well as the site plan. 3808 Manorwood reflects that kind of involvement.

Inabnet placed the construction financing behind this project — one part of the broader work Inabnet does across Austin, spanning construction, development, and capital support for ground-up residential projects.

For a market as tight as East Austin, being part of how a project gets financed is as meaningful as being part of how it gets built.

    What this demonstrates

    • Involvement across multiple stages of a project's life, not just construction
    • Familiarity with the financing side of Austin infill development
    • A presence in East Austin and the greater Austin market
    • Part of Inabnet's broader portfolio across San Diego, Tampa, and Austin
