INABNET'S ROLE

The Project

Two new townhomes on a corner lot that was already built on

1505 Felspar Street is a residential infill development in Pacific Beach: two new attached, three-story townhomes constructed alongside an existing two-story building that remains on the site.

Infill work is rarely about the new building alone. On this constrained corner lot, the new construction has to be coordinated with the existing improvements that stay, the neighboring properties on the interior lot lines, garage-conversion work, excavation and shoring, and civil and public right-of-way improvements along both street frontages.

The architecture is contemporary: stucco massing with wood-look accents, glass railings on stacked balconies, and flat-roof forms. Inabnet is providing construction management services from preconstruction through completion, protecting the owner’s interests while the general contractor builds.

Inabnet’s Role

Construction management, not general contracting

Inabnet Contracting is providing preconstruction and construction-management oversight from design through completion. On this project a separate general contractor holds the construction contract — Inabnet sits on the owner’s side of the table.

What Inabnet owns

Preconstruction through construction

During preconstruction:

  • Plan and constructability review
  • Shoring coordination
  • Bid and scope review
  • Budgeting support
  • Permit and utility coordination
  • Schedule planning
  • Risk identification
  • Owner reporting

During construction:

  • Executive project oversight
  • Weekly project-manager updates to the owner
  • Regular coordination meetings with the project team
What stays with the GC and field team

Day-to-day execution on site

Construction management works best when the lines are clear. On 1505 Felspar Street, the project’s general contractor and field team remain responsible for:

  • Daily field supervision
  • Site safety
  • Subcontractor management
  • Quality control
  • Schedule execution

Inabnet’s job is to make sure those responsibilities are being met, surface risk early, and keep the owner informed — not to replace the builder.

Why It Matters

Owner-side oversight on a tight infill site

Small infill projects carry big-project risk. At 1505 Felspar Street, excavation and shoring sit next to a building that stays, neighboring structures, and public right-of-way work — all on a corner lot with little room to stage.

That is where construction management earns its keep. By reviewing plans for constructability, pressure-testing bids and scope, coordinating shoring, permits and utilities, and reporting to the owner every week, Inabnet helps catch cost and schedule problems before they are built into the job — while the general contractor stays accountable for execution in the field.

What this project demonstrates

  • Construction management on a residential infill development
  • Preconstruction planning for shoring next to retained and adjacent structures
  • Bid, scope and budget review on the owner’s behalf
  • Permit, utility and right-of-way coordination
  • Clear division of responsibility between CM and general contractor
  • Weekly executive reporting through construction
